
RENTAL PROPERTY BATHROOM REMODEL


Project Overview
This bathroom remodel was completed for the owner of a rental property whose existing space had fallen into significant disrepair, including a leaking tub that had caused underlying structural concerns.
Demolition & Structural Repairs
We began by taking the bathroom down to the studs to fully assess hidden damage. During this phase, we repaired the floor structure, which lacked proper support, ensuring a solid and stable foundation moving forward.
Layout Changes & Framing
To improve functionality and layout, we removed an existing window. We also reframed the space to incorporate a new drop ceiling, creating a cleaner and more cohesive design.
Plumbing & Electrical Updates
The project included a full plumbing overhaul, with new lines run throughout the walls. Electrical was completely reconfigured to meet modern standards and better support the updated layout and fixtures.
Insulation, Ventilation & Drywall
After mechanical updates, the space was reinsulated for improved efficiency and comfort. A new bathroom fan and recessed can light were installed for proper ventilation and lighting. We then installed new drywall and applied a knockdown ceiling texture for a finished look.
Fixture Installation & Finishes
A new tub and shower surround were installed along with updated plumbing fixtures and trim. The bathroom was painted to brighten the space, and we installed a new toilet, vanity, and lighted mirror for a modern touch.
Flooring, Trim & Final Touches
To complete the remodel, we installed new vinyl flooring, updated trim throughout, and hung a new interior door, tying the entire space together.
Final Result
The finished bathroom is fully restored, structurally sound, and modernized—ready for long-term durability and use in a rental property.
